Snagging should ideally take place at the latest opportunity prior to legal completion and handover, preferably after the builder has carried out his own snagging but certainly after all trades have completed their works following their usual testing of services. Snagging does not cover communal areas; however a brief comment will be made.
A snagging report includes the condition and working order of items such as windows/doors, including their fixings, locks, latches etc., the condition of sanitary ware, tiling, paintwork etc. Appliances and services are visually inspected only.
A builder of substance will usually offer a 6 month post occupation inspection to cover major items that have arisen, we suggest you make enquiries. If the seller is a small builder we suggest a retention is negotiated.
It is assumed that the property has been inspected during construction by an independent architect/building control officer/ Warranty inspector e.g NHBC and that all Statutory approvals for the property/development have been granted. You should ensure that all safety certificates are provided for the electric and gas supplies.
